The AED 2M threshold
Any Dubai Marina property, or a combination of properties, valued at AED 2M or more on the DLD title deed qualifies for the 10-year Golden Visa. At AED 2,400 per sqft, that is reachable with a larger apartment or a smaller villa in this community.

Off-plan units qualify once you have paid AED 2M or hold an Oqood showing that value. Mortgaged properties qualify if the paid equity reaches AED 2M and the bank issues a no-objection letter.
