Nakheel — frequently asked questions

Is Palm Jebel Ali actually being built this time?

Yes. Nakheel officially relaunched Palm Jebel Ali in May 2023 with the first villa fronds sold out within weeks. Reclamation is complete on the trunk and inner fronds, infrastructure is under construction, and first villa handovers are scheduled for 2027.

Palm Jumeirah vs Palm Jebel Ali — which is a better investment?

Palm Jumeirah is mature with proven 5–7% yields and stable capital values. Palm Jebel Ali is twice the size, still off-plan, with much lower entry pricing per sqft and higher appreciation upside — but a longer 3–5 year hold before secondary-market liquidity matures.

What are Dubai Islands and how do they compare to Palm?

Dubai Islands is a 5-island cluster off Deira, focused on beachfront apartments, hotels, and family villas. Pricing is roughly 40% below Palm Jumeirah for comparable waterfront product, and Nakheel is targeting a completely new premium leisure destination.

Is Nakheel a safe developer?

Nakheel is owned by Dubai Holding (the ruler's investment vehicle) and has government backing. It went through a well-known restructuring in 2009–2011 but has since delivered every launched project and now operates under strict RERA escrow rules.

Can I holiday-let a Palm Jumeirah or Dubai Islands apartment?

Yes. Palm and Dubai Islands both allow DTCM short-term letting. Palm 1BR nightly rates run AED 900–1,800; sea-view 2BRs AED 1,400–2,800. Alayan Homes manages the full DTCM licensing and operations.

What is the minimum investment on Palm Jebel Ali?

Villa plots start around AED 18M (Signature Villas). If you want Palm Jebel Ali exposure at a lower ticket, Nakheel's Bay Residences on Dubai Islands starts from AED 2.2M and shares the same government-backed reclamation programme.
